Community Update: Positive Changes at Ballard Point Condominiums

We’re thrilled to announce that Sue Kuhnie has officially left her position as manager of Ballard Point Condominiums. Over the past five years, her tenure was marred by consistent complaints from residents about her inability to fulfill basic managerial duties. Issues ranged from unresponsiveness to critical maintenance requests, lack of oversight on community projects, and poor communication with residents. These failures not only disrupted the day-to-day operations of our community but also contributed to a decline in the overall quality of life at Ballard Point.

Despite the community’s best efforts to address these concerns sending numerous emails and filing formal complaints to both the old and new Boards of Directors, there was no meaningful intervention or accountability. For years, our frustrations were met with silence or minimal action, leaving many residents feeling unheard and undervalued. However, as of Friday, November 15th, Sue Kuhnie’s tenure has officially come to an end. This moment marks a significant turning point for our community, providing us with an opportunity to rebuild trust, improve management, and restore Ballard Point to a well-run and welcoming neighborhood.

In other positive news, Susan Tomas has decided not to run for the Board of Directors again. During her time as president, Susan made little to no meaningful contributions. Her tenure was characterized by mismanagement and wasteful spending, as she directed community funds toward unnecessary and unproductive projects, draining resources that could have been better utilized elsewhere. Many residents voiced concerns about the lack of transparency and the frivolous use of HOA fees under her leadership.

In addition, we’ve learned that Susan Tomas is in the process of selling her property and will soon be leaving Ballard Point Condominiums permanently. Her departure signifies the end of a frustrating chapter in our community’s governance. With both Sue Kuhnie and Susan Tomas stepping away, we’re optimistic about the future and hopeful for leadership that will prioritize the community’s well-being and financial health.

On a brighter note, we want to extend our heartfelt thanks to Forth Group Property Management for their proactive approach. One of their recent initiatives, mudjacking the sunken sidewalks, has resolved a 20+ year issue. These sidewalks had been a significant trip hazard, especially for our elderly residents. It’s refreshing to see a management team taking real steps to enhance safety and improve our living environment something the Board of Directors had overlooked for years.

Looking ahead to 2025, we hope for a revitalized and efficient leadership team. With better management and sensible allocation of HOA fees, Ballard Point can finally become the welcoming, well-maintained community we all deserve.
